1. Introduction

Certify REI, LLC (“Company,” “we,” “us,” or “our”), a Florida limited liability company, operates the website Parciva.com and the Parciva platform (the “Site”), which offer real estate investment and real estate professional education through multiple courses developed by different creators and instructors, including the Certified Real Estate Investment Specialist (CREIS) training program, market reports, and related content and tools. This Privacy Policy explains how we collect, use, disclose, and safeguard your personal information when you visit the Site, enroll in courses, download resources, or otherwise interact with our services. By using the Site, you agree to the practices described in this policy.

2. Information We Collect

We collect the following categories of information:

  • Contact information: name, email address, phone number, and mailing address submitted through contact forms, course enrollment, or newsletter sign-ups.
  • SMS/text communications (if enabled): if we introduce text messaging (e.g., renewal reminders, appointment notifications) in the future, we will collect your mobile number and obtain your prior express consent before sending texts, in accordance with the Telephone Consumer Protection Act (TCPA). You may opt out of text communications at any time by replying STOP or contacting us using the information in Section 13.
  • Account and authentication information: when you register using Google Single Sign-On (SSO), we receive basic profile information from your Google account (name, email address, profile image) as authorized by you during sign-in. See Section 2.1 below for details.
  • Platform and profile data: information stored in our backend database (Supabase), including your profile details (name, brokerage company, license number, primary market), membership and certification status, and course progress records.
  • Payment information: billing name, address, and payment details processed through Stripe, our third-party payment processor, when you purchase the CREIS certification, the CREIS annual renewal, or any other paid course or subscription on the platform. Some purchases, including the CREIS annual renewal, involve recurring billing; the specific terms, disclosures, and cancellation method for recurring charges are set out in our Terms of Service, not this Privacy Policy. We do not store full payment card numbers on our own servers; Stripe handles and secures this data under its own privacy and security practices.
  • Course and engagement data: progress through training modules, quiz results, certification status, and content interactions, across all courses and instructors on the platform.
  • Technical and analytics data: IP address, browser type, device information, referring URLs, pages visited, and on-site behavior, collected automatically via cookies, Google Analytics 4 (GA4), Google Search Console, and the Meta Pixel.
  • Communications: information you provide when contacting us for support, coaching, or brokerage inquiries.

2.1 Google Sign-In

If you choose to create an account or log in using Google Sign-In, we collect only your name, email address, and profile picture as authorized by your Google account permissions. This information is used solely to create and authenticate your Certify REI account and to enable login without a separate password. We do not use this data for any other purpose, and we do not share it beyond the service providers strictly necessary to operate your account (e.g., our hosting, database, and authentication infrastructure). We do not sell this data or use it for advertising.

3. How We Collect Information

Information is collected through:

  • Direct submissions (contact forms, enrollment forms, market report download requests, newsletter opt-ins)
  • Google SSO authentication when you choose to log in or register using your Google account
  • Our backend database and authentication provider (Supabase), which stores your account, profile, and course-progress records
  • Automated technologies (cookies, and analytics and advertising tools, including Google Analytics 4, Google Search Console, and the Meta Pixel)
  • Third-party integrations (Stripe for payments, Mailchimp and Resend for email communications, scheduling tools)

4. How We Use Your Information

We use collected information to:

  • Process course enrollments, certifications, and payments via Stripe
  • Authenticate your account and enable login through Google SSO, and store your account and course records in our database (Supabase)
  • Deliver requested market reports, guides, and educational content across all instructor-led courses
  • Communicate about your account, purchases, and support requests
  • Send marketing emails and promotional content via Mailchimp, and transactional and account-related emails via Resend, with opt-out available at any time for marketing communications
  • Understand Site traffic and usage through Google Analytics 4 and Google Search Console, and measure the effectiveness of our advertising through the Meta Pixel
  • Improve Site content, training materials, and user experience
  • Comply with legal and regulatory obligations
  • Detect and prevent fraud or misuse of the Site

5. How We Share Your Information

We do not sell your personal information for money. We may share data with:

  • Service providers: Stripe (payment processing), Mailchimp and Resend (email communications), Google (SSO authentication, Analytics, and Search Console), Meta (advertising analytics via the Meta Pixel), Supabase (database hosting), and other hosting providers who process data on our behalf under confidentiality obligations
  • Course creators/instructors: instructors do not receive learner personal information, payment details, or individual progress data. All learner data collected through the Site is retained by Certify REI / Parciva and is not shared with instructors. Instructors may receive aggregate, de-identified metrics about their own course (for example, total enrollment counts or overall completion rates) solely to support content quality, but this does not include names, emails, or any information that could identify an individual learner.
  • Legal compliance: when required by law, subpoena, or to protect the rights, property, or safety of Certify REI, its users, or others
  • Business transfers: in connection with a merger, acquisition, or sale of assets, subject to continued protection under this policy

California “Sharing” Disclosure: Our use of the Meta Pixel and similar advertising tools for retargeting and ad measurement may be considered “sharing” of personal information for cross-context behavioral advertising under the California Consumer Privacy Act (CCPA), even though we do not sell data for money. California residents can opt out of this sharing at any time by using the “Do Not Sell or Share My Personal Information” request method described in Section 9, or by enabling a recognized Global Privacy Control (GPC) signal in their browser, which we will honor as an opt-out request.

6. Cookies and Tracking Technologies

The Site uses cookies and similar tracking technologies, including Google Analytics 4, Google Search Console, and the Meta Pixel, to remember preferences, analyze traffic and Site performance, and support advertising and retargeting efforts on platforms such as Facebook and Instagram. These tools may collect information about your browsing behavior on the Site and, in the case of the Meta Pixel, may be used to show you relevant ads on Meta’s platforms and to measure ad performance. Most browsers allow you to refuse or delete cookies, and you can opt out of Meta’s use of your data for advertising through your Meta ad preferences; disabling cookies may affect Site functionality.

7. Data Retention

We retain personal information for as long as necessary to fulfill the purposes described in this policy, comply with legal obligations, resolve disputes, and enforce agreements. Course and certification records may be retained indefinitely to verify CREIS designation status, even if you request deletion of other personal information; in that case we retain only the minimum record needed to confirm certification status.

8. Data Security and Breach Notification

We implement reasonable administrative, technical, and physical safeguards, including working with reputable infrastructure providers such as Supabase and Stripe, to protect personal information against unauthorized access, alteration, disclosure, or destruction. However, no method of transmission over the internet is completely secure, and we cannot guarantee absolute security. In the event of a data breach affecting your personal information, we will notify affected individuals and any required regulators in accordance with applicable law, including the Florida Information Protection Act (Fla. Stat. § 501.171), which generally requires notice within 30 days of discovering a breach.

9. Your Privacy Rights

Depending on your state of residence, you may have rights to:

  • Access the personal information we hold about you
  • Request correction of inaccurate data
  • Request deletion of your personal information
  • Opt out of marketing communications at any time via the unsubscribe link in emails
  • (California residents) Request disclosure of data sold or shared, and opt out of the sale or sharing of your personal information, under the CCPA, including via Global Privacy Control signals as described in Section 5
  • (California residents) Designate an authorized agent to submit a privacy request on your behalf; we may require the agent to provide proof of authorization and may still require you to directly verify your own identity

To exercise these rights, contact us using the information in Section 13. We will respond to verifiable requests within the time required by applicable law (for example, 45 days under the CCPA, extendable by an additional 45 days when reasonably necessary, with notice to you).

10. Children’s Privacy

The Site is not directed at individuals under 18, and we do not knowingly collect personal information from children. If we become aware that we have inadvertently collected data from a minor, we will delete it promptly.

11. Third-Party Links

The Site may contain links to third-party websites, including partner tools, lender resources, or industry publications. We are not responsible for the privacy practices of these external sites and encourage users to review their respective policies.

12. Changes to This Policy

We may update this Privacy Policy periodically to reflect changes in our practices or legal requirements. The “Last Updated” date at the top of this page indicates when changes were made. Continued use of the Site after changes take effect constitutes acceptance of the updated policy.
